Planning is the first step to be taken to ensure whether the project is viable or not. London Consultants Limited have been involved in small domestic extension such as Loft conversion and extension to large scale development such as flats and commercial building. Most of the loft conversion and domestic extension can be classified under permitted development and whereas larger extension such as Double storey side /rear extension will be planning. During the last decade LC has been involved with several residential development such as new houses, new block of flats, change of use to several dwelling and mix use, care homes, school, nursery, dental surgeries, place of worship and restaurants. We work closely with all the Local Authorities and we keep up to date with their planning policies. The next stage after Planning approval is Building Regulations. To comply with the Building Act 1984 and the subsequent statutory instruments known as the Building Regulations, Building regulations approval is required to construct certain structures in England and Wales. It applies to any alteration or construction work apply to an existing building or construction of any new building. Building regulation is under govern by LABC Local Authority Building Control. LC helps clients to satisfy Building Regulation Approval by producing detail construction drawing which complies with the Building Regulations Approved Document Part A,B,C,D,E,F,G,H,J,K,L,M,O and P . In some projects, several external contractors are being employed such as Structural Engineer, Sound Engineer, Energy Assessor, Drainage expert , fire engineer and many others to satisfy the requirements of the Building Regulations.

In 1997 the Government introduced party wall legislation across the whole of England & Wales in the form of the Party Wall etc. Act 1996. The Faculty of Party Wall Surveyors was born out of a need for education and support for building surveyors and other professionals, but also to enhance awareness and provide advice and guidance to the general public.
LC is a member of the Faculty of Party Wall Surveyors since 2010. LC has guided and assist building owners to serve the relevant Party Wall notices to the Adjoining Owners prior to work start. In accordance to Section 2 of the ACT , any work relating to party wall , a 2 months’ notice should be serve to the Adjoining Owner prior to work start. Under section 6, a one-month notice should be serve. We have been involved in several projects and have been assisting both Building Owners and Adjoining Owners. Our aim is to act impartially and trying our best effort to resolve matters at a minimum expense.
